A Maintenance Surveyor is required to deliver a comprehensive, good quality responsive repairs and maintenance surveying service. To be responsible for a full range of technical surveying duties including surveying, specifying and managing repair works and to work with other members within the Housing Asset Management team, to ensure contractors provide a quality and cost effective service.

Key responsibilities:

  • Complete all responsive survey requests that have been passed to the team, due to the more technical requirements. To liaise with the tenant and ensure surveys are completed within a suitable timeframe and write up schedule of works when required. To raise the relevant job tickets and carry out a post inspection, to ensure the works are completed to a satisfactory standard.
  • Investigate and determine the cause of damp, condensation, and mould through a robust and extensive internal and external inspection of the property and, if appropriate, neighbouring properties in line with relevant policy and to work with residents and contractors to resolve the underlying causes of damp, mould and condensation. To follow up, to ensure a lasting solution is in place.
  • Complete void surveys in line with council standard, complete a works schedule to cover all works, which are accurately costed, raising the relevant job tickets. To carry out a post inspection, to ensure the works are completed to a satisfactory standard.
  • Carry out structural surveys to housing stock as and when required, to ensure the cause is accurately diagnosed and the correct remedial action is taken.
  • Complete post inspections of responsive repairs, raising recall jobs where required and identify trends in performance issues.
  • Organise and liaise with external contractors/specialists when required, to ensure the correct diagnosis and the correct repairs are raised.
  • Ensure Category 1 & 2 hazards on all surveys to assess properties using the Housing Health and Safety Rating System are reported, so actions can be taken to resolve them and ensure they are recorded accurately on the Asset Management system.
  • Collect information as required by the Asset Management Team, to help ensure the Council understands and maintains its assets. To ensure data can be used to help with the Council’s investment plans, capital programmes and net zero carbon strategy.
  • Carry out fire door inspections in all common parts and all flat entrance doors that lead onto common parts ensuring compliance under regulation 10, any issues are to be recorded and the correct remedial action is taken. Undertake Stock Condition Surveys of housing stock, when required. Produce house type drawings with AutoCAD, when required.

Qualifications:

  • HNC or equivalent in Building Studies, Degree in Construction related Subject, or ABBE or similar approved HHSRS training desirable.
  • Level 3 Trade qualifications or equivalent.

 

Experience & Knowledge:

  • Suitable experience of working within a building repairs and maintenance environment (social housing).
  • Understanding of housing repairs and maintenance, including Decent Homes and HHSRS legislation.
  • Demonstrable experience in diagnosing and specifying remedial works such as rising, penetrative or interstitial condensation-based damp and mould works.
  • Suitable experience of the inspection of completed works to ensure standards and specifications are met.
  • Awareness of health and safety issues including CDM regulations and the roles of duty holders.
  • Experience and knowledge of asbestos legislation and surveys desirable.
  • Experience of stock condition surveys of housing stock desirable.
  • Proficient with AutoCAD to produce house type drawings where required desirable.

 

Skills & Abilities:

  • Ability to demonstrate a sound knowledge of construction and building surveying techniques and practices.
  • Ability to interpret legislation, policy or procedures to give recommendations and advice.
  • Able to demonstrate a high level of organisation skills.
  • Ability to prioritise workload and to plan and allocate tasks to meet deadlines.
  • Able to manage own time effectively, working under pressure to tight deadlines and demonstrate attention to detail and maintain accurate records.
  • Ability to communicate both verbally and in writing, to a wide range of audiences, including ability to write clear and concise reports.
  • Ability to use initiative and make decisions outside immediate policy and procedure, and without reference to manager.
  • Ability to work to a high degree of accuracy with attention to detail.
  • Able to demonstrate a flexible approach to working time arrangements.
  • Capable of independent travel to carry out the requirements of the post.
  • Strong IT skills including Microsoft packages or equivalent (e.g. G Suite).
