A Neighbourhood Services Coordinator is required to deliver outstanding services to residents living in client owned/managed properties and embed a culture of a resident first approach. In more specific terms:
To be the single point of contact for residents with all matters related to tenancy, anti-social behaviour and issues related to communal areas of their estate; to coordinate services involved with resolving enquiries and issues that arise on behalf of residents.
Key responsibilities:
- Be responsible for housing management case work on a dedicated patch and ensure that as a neighbourhood officer, they are accessible to residents and other agencies/teams.
- Identify and assist tenants that are struggling to maintain their home or who are suspected of being subjected to abuse, neglect, or other safeguarding matters within their home.
- Develop estate action plans that are designed to improve the environment, reduce anti-social behaviour, environmental crime and ensure that action plans include relevant agencies, such as police, community safety, environmental services.
- Respond to reports of anti-social behaviour (ASB) promptly and effectively, ensuring that the ASB policy is adhered to and that regular communication with the resident reporting the incidents is in place. To action plan ASB cases to ensure that the relevant tools are used to abate the ASB.
- Attend estate inspections with the caretaking team and ensure that any issues identified are progressed to resolution. To track any issues that are reliant on other service areas until completion. To report back to residents and residents’ associations on the outcomes of estate inspections and the actions identified from these inspections.
- Ensure that property viewings and signing up of new tenancies is acted upon promptly, to prioritise this area of work so as not to impact on void turnaround times. To work with the lettings team with the aim of continually improving the voids end to end process and making sure that void properties are being acted on according to legislation and best practice.
- Ensure that all tenancy management matters are acted on promptly and according to legislation and policies, this includes, succession, assignments, changes of tenancy, subletting and any other tenancy related matter.
- Identify and work with residents who have accumulated items in their homes to a level that is affecting their safety, that of others residing in neighbouring properties and where it is causing disrepair.
- Act on domestic abuse reports with sensitivity and ensure to always risk assess cases in line with best practice. To represent housing management at case conferences and other multi agency meetings as and when required. To act swiftly to safeguard any survivors of domestic abuse and ensure that car1etaking, repairs and other services are encouraged to report any concerns of domestic abuse directly.
- Work with the resident engagement team and attend residents’ meetings as and when required. To keep residents updated on areas of interest such as upcoming estate improvements and any projects that are being worked on jointly with the resident engagement team and other teams, i.e., digital inclusion, money management and homework clubs.
- Work closely with the home visiting officers to increase the number of home visits.
- Ensure that access enforcement is acted upon swiftly and according to the deadlines in line with the severity of the issue, such as accessing a property for gas safety checks and severely cluttered properties.
- Take responsibility of all cases on an allocated patch, taking the lead to ensure that residents data is updated, and support needs are registered.
- Attend to emergencies arising either out of hours or during work times, ensuring that all relevant teams are kept updated, coordinate support provisions to residents and prioritise the safety of residents.

Qualifications/Knowledge:
- Chartered Institute of Housing qualification at level 3 and above or equivalent experience in housing management.
- Knowledge of Housing legislation and other landlord related obligations as set out in relevant legislation and best practice.
Experience:
- Experience of working in housing and delivering services to residents of social housing landlords
- Demonstrable experience of managing ASB matters for residents or addressing ASB on an estate when working in a role that represents a social housing landlord role.
- Demonstrable experience of supporting residents to sustain their tenancy.
- Experience of working with other support services, such as social services and mental health and understanding their obligations and that of the landlord from a safeguarding context.
- Experience of working with in a local authority and understanding local authorities’ obligations.
- Experience of working with local Councillors and MPs.
Skills/Technical skills:
- Demonstrable excellent customer services skills and having a coordinated working approach.
- Excellent communication and interpersonal skills.
