The job-holder will assist in the management and maintenance of the Housing Register, providing advice and assistance to customers in housing need.
To accurately assess and process applications for social housing in line with agreed Housing Allocations Policy and procedures and to provide an effective nominations process to other Registered Providers in the Borough.
Key Responsibilities:
- Provide a pro-active service to individual customers requiring one to one support in relation to West Cheshire Homes applications or bidding activity and to answer enquiries relating to West Cheshire Homes/Housing Allocations policy and individual applications from customers, partners and wider stakeholders.
- Act as the first point of contact for advice, assistance and support and to provide an efficient, friendly and responsive service to all customer and stakeholder enquiries either in person, by telephone, home visit, email or in writing.
- Assess and process Housing Register applications (new and change of circumstances) and undertake verification checks in accordance with the West Cheshire Homes framework ensuring all applications are processed within agreed targets. Contacting applicants as required verifying the information provided or request further information.
- Identify applicants who should be excluded as a result of Anti Social Behaviour and debt in line with the agreed policy and to provide the supporting information to the Team Leader to make a decision.
- Process any post received either online or via the postal system.
- Receive expressions of bidding interest from customers and input these accurately and timely on the CBL system
- Develop and maintain office systems and ensure accurate records are maintained including the input of data to IT systems as appropriate in relation to the registration process.
- Identify vulnerable customers and to update the vulnerable register in line with agreed procedures.
- Receive telephone applications and to input applications for vulnerable customers who cannot access the online application form.
- Undertake reviews of the register and individual applications.
- Make recommendations to the Team Leader regarding policy and procedural changes.

Qualifications:
- English and Maths GCSE (or equivalent) Grade C or above (Essential).
- NVQ level 3 qualification in housing or related field (Desirable).
Experience:
- Minimum of 12 months recent experience in a similar role, or context and ideally within a public sector organisation.
- Experience of working within a customer focused service (Essential)
- Experience in dealing with enquiries and requests for information in a timely, accurate and efficient manner (Essential)
- Experience of working in a performance management environment and meeting agreed performance targets, and achieving agreed objectives. (Essential)
- Experience in dealing with members of the public, providing a high class service in a customer-focused environment. (Desirable)
- Ability to deal with sensitive situations and resolve conflict in a professional, diplomatic and sympathetic manner. (Essential)
- Experience of working in an allocations and lettings service dealing with choice based lettings or general housing enquiries. (Desirable)
- Dealing with, investigating and resolving situations involving applicants on the housing register (Desirable)
Skills & Abilities:
- Ability to organise and manage a diverse workload with minimum supervision.
- Good oral and written communication skills including ability to write clear and concise notes and letters.
- Ability to analyse information and implement procedures and systems that apply within a policy framework.
- Ability to identify changes required to procedures and systems to meet service requirements.
- Advanced communication skills including negotiation skills.
- Ability to review and implement procedures in a clear and understandable form to meet service requirements.
- Strong IT skills including Microsoft packages or equivalent (e.g. G Suite).
