Basic DBS required for this role

This role is responsible for the start of a client’s journeys when they ask for housing advice, make a homeless application or apply to join the housing register. Also responsible for carrying out the administrative processes involved with choice based letting.

Key responsibilities:

  • Look at applications and liaise with the parties involved to ensure a full picture of the client’s situation is produced.
  • Update systems and find alternative housing solutions.
  • Administer the Choice Based Lettings Process including approving adverts, shortlisting, and verification administration and checking of Section 21 evictions.
  • Provide advice to customers about the procedures for the housing register, choice based lettings, housing advice and homelessness.
  • Ensure all housing applications are fully completed with all relevant documentation.
  • Make appointments and generally advise clients about the most appropriate routes through the service.
  • Ensure processes are completed in a timely manner in line with statutory guidelines and Council policies and targets set by the housing service.
  • Ensure that the housing systems are updated in a timely manner to ensure statutory reports can be produced and that the case information and status is always up to date.
  • Identify those applicants who are not bidding at all or bidding incorrectly for properties and contact them to find out why. Take appropriate steps to rectify any problems arising with individual applicants such as further explanation of the system or setting up a process and agreement to bid on their behalf. Refer individual cases for a home visit where appropriate to ensure the housing register is run effectively.
  • Liaise with landlords and other external stakeholders to clarify details around applications and seek a full view of the case.
  • Respond to customer enquiries, scheduling appointments, and forwarding requests to appropriate services if applicable.

  • Understanding of Choice Based Lettings and Council’s Housing Nominations Policy.
  • Basic understanding of housing and homeless legislation and code of guidance.


Skills & Experience:

  • Ability to carry out an initial triage of all online housing applications including the housing register, advice and homelessness.
  • Ability to liaise with customers to ensure applications are completed fully and the necessary documentation is provided and validated on the councils housing system.
  • Ability to provide advice to customers about the procedures for the housing register, choice based lettings, housing advice and homelessness.
  • Able to assess a clients homelessness need and create personalised housing plans where needed to actively prevent an applicant’s homelessness.
  • Experience using 'Home Connections' system is desirable.
  • Strong literacy and numerical skills.
  • Competent with IT systems.
  • Excellent negotiation, persuasion and communication skills.
  • Able to provide an excellent customer service to housing clients.
  • Accuracy and attention to detail skills.
  • Able to work to strict deadlines and multi-task.
  • Minimum of 12 months recent experience in a similar role, or context and ideally within a public sector organisation.
  • Strong IT skills using Microsoft packages or equivalent (e.g. G Suite).
